i've just been spending the day foam filling gaps and sealing up the edges in the bathroom. so they can leak all they like !

correct. thats been sealed over with sealant and skirting board goes over it as well. the foam was just to block the drafts and provide some support so i could block up the holes.
it will also get a couple of layers of floor sealant as i will seal the entire floor (and up the edge of the wall) before lino goes back down.

just have to do skirting boards. the vinyl flooring must have been well stretched because when i put it back down a couple (and only a couple) of places where well short.
despite floor leveling compound not leveling ! its okish, pretty crude job but least the floor no longer sinks down and blows air up from underneath.

1378313 2014-07-31 09:37:00 At last - - you can use the shower without needing crampons. Excellent! R2x1 (4628)
1378314 2014-08-16 07:27:00 just an update that might be very helpful to someone.
one thing i've noticed since finishing the bathroom floor is the lack of condensation on the windows.
despite under the house being very dry, the air coming up through the floor must have been very moist.
i'm a little surprised as there was very little draft, only noticeable in high wind, and the gap in the floor wasn't big.
so if you have crying windows check moisture isn't coming up through the floor.

Either the house is full of damp (cooking, drying washing inside etc) or like you, a water issue.
Yep.

1378316 2014-08-17 07:56:00 I've recently bought a 2 broom unit with mum and they've replaced the water cylinder and part of the floor under the bathroom, kitchen and hallway. Looks like perhaps the previous cylinder burst and caused the floor to rot a bit. Couple places the board has turned to weetbix like yours, though they've also done a slap dash replacement. New board in most places, but held up by random bits of wood. Still sound for the most part minus a dip in the hallway. 8ftmetalhaed (14526)
1378317 2014-08-17 08:29:00 sorry to hear that, looks like your in for the same fun i have had. tho if its bigger it may be easier to rip the lot out and start from scratch. not what you want to do especially after spending auckland prices. tweak'e (69)

funny thing is because the house is closed up so much, condensation is to be expected. so that kinda hides the fact thats theres another problem.
