Go ahead. We have always found selling privately means you first of all get more, and secondly do not have to pay enormous amounts to an agent. But don't be greedy - our last sale we let go too low, because there was no agent involved and the offer was very convenient - they had the cash.

I did once work for real estate in America - they do make lots of money.
Also for a while I worked here in NZ supplying professionally drawn house layouts for agents. Sadly many of them seemed to have no idea what a plan is for.
I did notice that whenever I supplied plans then the house sold very quickly - they are better than OPEN HOUSE.
I used DCWIN (still do).
But you need somebody who understands how to do it. My maximum charge even now would be $100 - don't be taken in by those who talk very big money.
Funny enough I have been asked several times lately if I would supply plans for agents - but they talk of lots of work - now they have discovered the internet!!
Too much work - I am VERY retired. However if you get stuck and can supply sketches of the house I will do one for you.

Get a sale agreement from Whitcoulls.

Sign nothing without the lawyer checking it first.

648454 2008-03-11 00:15:00 Very best of luck selling it.

I personally think Real Estate fees are way too high, it was a shame to see "The Jones" go under, at least their pricing looked more realistic.

We did purchase a rental property about 4 years ago, that all went very smoothly. As advised we did get a solicitor to look over it all prior to signing. The people we purchased off spoke very little English which did make it that bit harder.

There are a lot of companies like the Jones, which are doing very well. It is only because the Jones advertised such a lot that they were both well known, and failed, due to spending more money on advertising and marketing, than they were making.

648456 2008-03-11 05:02:00 A friend of mine recently emigrated to Australia.
He sold his house on Trade Me and I think he payed $49.00
fee instead of $14000 to an estate agent. Makes one think!!

648457 2008-03-11 05:08:00 Yea I was gonna say put it on TradeMe.
Real Estate agents charge way too much!

There also the likes of GoGecko and Green Door that have much lower rates to sell your house.

648458 2008-03-11 05:25:00 We're currently selling with Premiere, 1% fee.

But TradeMe works wonders, grandparents listed their house in Oamaru on TM and within 30 mins they had a guy call up, drive down from up north somewhere (SI tho) and say he wanted to buy it. And he ended up buying it too.

648459 2008-03-11 06:04:00 We call owner-sellers here: FiSBOs . For Sale By Owner .

The biggest problem I see is the disclosure laws . . . if youse guys have any .

It can be a quagmire for a savy buyer who just knows that you (the seller) are making some negligent mistakes and they can hose you down later when they want some of their money back .

Just be careful . . dot all "i"s and cross all "t"s .

I'd at least get the transaction notarized and read by a lawyer .

Thats why it is best to put all questions in writing to the vendor or agent to answer in writing . Never go what what people verbally say . Also agents lie, especially if they don't actually know the answer . We asked if a house had been rewired, and they said it had . However a property inspector said that only half the house had been rewired .

A real estate agent is likely to get more for you , than what you would get privately, which can offset the fees that you pay . I mean you can do better financially , than selling privately, if you get a good agent . ALso people buying off a private seller, will expect a cheaper price, as they know they don't have to pay agents fees .
