| 648461 | 2008-03-11 07:22:00 | A friend of mine recently emigrated to Australia. He sold his house on Trade Me and I think he payed $49.00 fee instead of $14000 to an estate agent. Makes one think!! Well it has gone up 400%, as it is now $200 to list a house on trademe. |

| 648462 | 2008-03-11 20:29:00 | The first thing, if youre not sure of yourself, is to see your Lawyer and tell him/her what your intentions are. Your Lawyer will supply you with a couple of copies of the Sale & Purchase Agreement with all the relevant details filled in. (Address DPS No. Lot No. CT No Legal Description etc) When a buyer comes along you get him/her to sign both copies and take them to your Solicitor to be checked and signed by yourself. Now if the Purchaser isnt confident about what theyre doing, they will want to take the unsigned agreements to their Solicitor. Thats fine, just get them to get their Solicitor to forward the agreements once signed to your Solicitor. All should be straight forward from then on. Once both copies of the agreement are signed by you, one copy is forwarded to the purchasers solicitor and the job is done. Buying and Selling property can be dead simple if you know what youre doing, but a minefield if you dont, so communicate with your Solicitor. |

I already have a potential buyer for my propety, a lovely place, with a stream running right through the back 3rd of the land and an small orchard beyond. After sale, i'm wanting to do a motorbike tour to see just where I would like to live. |

| 648469 | 2008-03-15 02:42:00 | Go ahead. We have always found selling privately means you first of all get more, and secondly do not have to pay enormous amounts to an agent. But don't be greedy - our last sale we let go too low, because there was no agent involved and the offer was very convenient - they had the cash. I did once work for real estate in America - they do make lots of money. Also for a while I worked here in NZ supplying professionally drawn house layouts for agents. Sadly many of them seemed to have no idea what a plan is for. I did notice that whenever I supplied plans then the house sold very quickly - they are better than OPEN HOUSE. I used DCWIN (still do). But you need somebody who understands how to do it. My maximum charge even now would be $100 - don't be taken in by those who talk very big money. Funny enough I have been asked several times lately if I would supply plans for agents - but they talk of lots of work - now they have discovered the internet!! Too much work - I am VERY retired. However if you get stuck and can supply sketches of the house I will do one for you. Tom Thomas, Any chance you could show me an example of a plan you have made up, and the "sketch" it was based on?, or an example of the type of sketch you would use as source material. And why does it help sell the house faster then an open home? I understand if you don't want to, It just piqued my interest. |

I don't have any sketches left - I always dump them once the plan is finished to a professional standard. Funny enough I have been considering turning out a simplified set of instructions for agents to follow when making sketches for me to produce the finished drawing. I could then work to their sketches - I really do not want to go round measuring up etc at my age. But love working on the computer turning out drawings. However I haven't any instructions at the moment but I feel a VERY curtailed set would be of help to yourself but probably not much use to many agents who I find are terribly lacking in many areas. Some I find don't even understand what a plan is for. SO:- I use A4 paper of course. I never use lined paper - I find that too limiting and always did. First a layout of the house showing all rooms etc - very rough and no dimensions. If possible show the north point and 2 roads. Then measure each room. Do not bother showing the north point - I just put a big F at the part of the room nearest to the front of the house. Ignore wall thicknesses. Always measure from one wall or fixed point. If you find yourself measuring each and every box etc then add up the tolerances you can be way out. Measuring from one point or wall all the time stops this. Use a separate piece of paper for each room. This rule I broke constantly - for toilets and bathrooms etc. I used one of those computer devices that measure the time it takes sound to bounce sound back. Great time savers but never trust them. I also use a 5 metre Powerlock metal tape, and a long builders tape that seems to be hiding from me today. This latter item I rigged up with an end fitting of my own design to hold better on various "bits" etc Little old ladies I found were the best help available. Get them holding the end of the tape. Finally I used DCWIN - still do - having found nothing better for the job. Each of my drawings carried a disclaimer as obviously they were only for information - were simplified sometimes and even had artistic license applied (ie mistakes made!). Finally I added a notice that all important details should be checked with the owner or agent. I cannot send you a drawing because you need DCWIN to read it. But I have got some I have converted to JPG etc. I will look these up and send some to you. Just give me a little time. It took me ages to reach the age of 75 and I seem to have exhausted myself doing it. Finally your last question. I don't know. It just did. Or so the odd agents who used my services told me. I have sometimes been asked to supply copies of the work to interested clients as they were looking round the house I was measuring. Nowadays with the Internet being so important I feel the requirement is even more so than it was 15 years ago. And of course layouts can be cheaply copied and handed round. Tom |
