| 685973 | 2008-07-07 03:43:00 | Hi All, Anyone out there been through the subdivision process (reasonably) recently? I'm considering it, and was wondering how much surveying costs etc? I'm just trying to get a ball-park figure on how much it's going to cost me to do it. It's a 650 sqm section, from which I'm looking to get another 300+ sqm section from. Zoning in my area means it's all good to do this, and the sewerage etc should be pretty straight forward. Any tips/pitfalls to avoid greatly appreciated!! :thumbs: |

Costs will vary according to type of land etc. Expect Council development contribution (that's you to them') to be over $20000.00. So far, to cut a 1000 square meter section in half, plus cost of plans for new house to date (not yet at working drawing stage) we have spent over $48000. :thumbs: :thumbs: | Richard (739) | ||

| 685977 | 2008-07-07 05:06:00 | Its a Minefield and the position of the Mines varies according to which Local Authority you come under. ;) However, a good place to start is a Local Surveyor and your Solicitor. If you dont have a Local Solicitor it may pay to get one because councils tend to try and hide costs and Local Knowledge can be a big help. Good Luck. |

| 685981 | 2008-07-07 22:50:00 | My parents have just subdivided off part of their section - about 2 acres - which had already been surveyed a few years ago and the cost was around $30,000. The council had all sorts of weird costs like Library contribution - $5,000 plus the normal water, sewage contributions etc. They had to pay the water and sewage even though they aren't putting a house on there. |

Yeah - where I live is popular with elderly folks, because it's close (3 minutes walk) to the shops in Mosgiel - a lot of people have built 2-bedroom townhouses on the subdivided land. It's big enough for the house, and it means little or no section to maintain. ;) |
