725705 2008-12-04 00:06:00 This six-bedroom three-bath home is in Closeburn Station, a 3,000-acre working alpine farm with 27 private homes . (Large farms are called "stations" in New Zealand . )

The 2,250-square-foot contemporary house has a master suite with views of Cecil Peak . The suite is located on a mezzanine level above an open living/dining area .

The home’s family wing has two bedrooms, a shared bath and views of Lake Dispute and the Remarkables, a mountain range popular for alpine and adventure sport .

There is another bedroom off the main living area, as well as a guest wing with two bedrooms, a bathroom and an additional kitchen and dining area .

Tell me this ain't true . . . . .
New Zealand’s property market rose sharply over much of the past decade but has faltered recently because of the global economic downturn . In 1997, the median sale price for a home in Queenstown was 185,600 New Zealand dollars, or $98,387, according to Dave Fea, a property appraiser who manages Queenstownproperty . com, an independent site that provides real-estate information and statistics . By 2007, the median price had almost doubled .

In the Central Otago Lakes region, where Closeburn Station (and Queenstown) is located, the median housing price in October fell to 475,000 New Zealand dollars, or $251,798, down from 545,000 New Zealand dollars, or $288,905, in October 2007, according to the Real Estate Institute of New Zealand .

The recent weakening of the New Zealand dollar has sparked increased interest among American buyers over the past two months, said Julian Brown, the owner of Browns Sotheby’s International Realty in Queenstown . He said that interest among the upper reaches of the property market remains high . “There’s a limited supply of luxury homes in Queenstown,” he said . “In other sectors — the low- and middle-end — there’s an oversupply .

WHO BUYS IN QUEENSTOWN

About 20 percent of homeowners in the Queenstown area are foreign, according to Mr . Fea . He estimates 50 percent are Australian, 15 percent are North American, 15 percent are Asian, 15 percent are British and 5 percent are from the rest of the world .

725706 2008-12-04 00:09:00 It's true!

At the moment the NZD is so low, it's ideal for overseas buyers, espeically people from Europe and the States. You should come over Joe!

725708 2008-12-04 00:16:00 I'll bet you a roast with all options that our lamb is better than yours.

Your lamb is ours anyway isn't it?

And yes, there's plenty of it around. :)

725709 2008-12-04 00:28:00 Yeah..we get NZ lamb and even NZ apples, NZ butter, but I think they try to fool use and say that it's Chinese.

California has a real case of jaws though over importing any NZ wines.

PS: I'll move in a moment to any place that doesn't put green jelly on their lamb.

725712 2008-12-04 02:44:00 Not as many sheep here as there used to be. Some years ago we had a population of 3 million and 60 million sheep.

Our population is closer to 4 million now and sheep numbers are probably about half that.

Time you did a visit to our great country SJ. You might like it so much you will not want to go back to the "US of A".

725713 2008-12-04 03:03:00 I don't know if we do have any NZ lamb over here.

You get better NZ lamb in London and Paris than you do in Wellington or Auckland. And you pay about the same too.

Unless you own a farm.
