| 834522 | 2009-11-29 00:11:00 | Where I live is on a cross lease section, I want to build a garage. The garage will meet all the building codes, resource consents and council codes. I can't get insurance for the garage because it will not be on the flats plan. | 834524 | 2009-11-29 00:27:00 | There was something about this on fairgo awhile back. A couple added 2 bedrooms on to their house. Updated Insurance, the house was burnt down. The insurance company would only build to the original footprint of the house. Something about the flats plan not been updated. A guy I know had the same sorta issue with building a big workshop on his section on a farm because he had bought the section next to his as well but insurance wouldnt cover (as well as the council bring pricks about it) but once he got a lawyer onto it they found a work around, coucil wasnt happy but insurance was fine with it. And lawyer should be cheaper than 10k....just lol |

| 834527 | 2009-11-29 01:36:00 | Word of warning. If you go to sell at a later date and the alterations are not recorded on the Flats Plan your sale may fall over. :( I would recommend that you ring around for prices and see if you can't get a better price to keep the Title nice and tidy. ;) |

Where did you get the figure of up to $10000 from? In 2003 my then landlord sold me 2 adjacent sections with 4 houses (one of which I was renting) and because the whole lot were on a single title I subdivided, cross-leased and sold 3. The cost of that exercise (not including the purchase price) was c. $10,000. That included having 2 additional bits added to the flat plan of my house. So I think you ought to get advice/quotes not just from a surveyor but from your solicitor. Will you get a resource consent if the garage isn't already on the flat plan? I doubt it. Martynz |
