848576 2010-01-14 04:56:00 50% equity is good, that makes the risk for Kiwibank very low. Not having any other debt and not missing a payment means your good with money, I don't see the problem!

There are some that work 40+ hours a week with HP's and other debt coming out of there asses and going broke.

The bank sounds like its being very unreasonable.

848578 2010-01-14 05:04:00 Have you got any friends that would give you a hand for a couple of weekends? The majority of the work is pretty easy. But things like fixing jib is always easier with 2.

As far as plumbing goes, you can get kits which almost fall together, cant remember what they're called though, I know its german made. Everything just clips in and you just have to pin it up inside the wall and connect to your cylinder and cold. They are a little pricey but probaly still cheaper than a plumber!

I would try talkin to another bank, explain your full situation and see what sorta deal they'll do to transfer your morgage, you might get lucky

If Kiwibank won't play ball try the others, but I don't see
why they shouldn't, with 50% equity in your house you are in far
better financial shape than a lot of people.
Go to a bank that has a branch near you and put your case.
I have always had success with mine. (ANZ)
But I am not suggesting they are in any way better than the others.
And if you only want $5000 then that is your choice not theirs

I also have to reframe some of it, and regib the whole room in the waterproof gib, plaster, and paint as well as plumber, and electrician to fix the towel rail thing , i have also got to replace the fan cos it went bang . and then i will have to do the floor



Why does it? Whats wrong with the shower, vanity for instance.
I doubt you need a vanity, you might need some taps and bits fixed or replaced but not the b\vanity.

And it has to be fawn then?? Now we're being picky.

Take the towel rail off, they breed germs anyway and are a poncy unnecessary expense. Use a normal towel rail.

And why do you need to regib everything?


We had a bath over shower arrangement in our first house that had no waterproof wall round it. It rotted.
Husband ripped it off, bought some Seratone and relined round the bath. Then we painted the rest and bought a 2nd hand sink cupboard.

There you go. Budget.

I don't care if you do get a plumber, husband has done bathrooms too, yes parts are expensive. Keep them to what you need, not what you want.

And the hell with the decoration fluffing.

848581 2010-01-14 09:06:00 ok first off................. i have no vanity it rotted and we had to pull it out to see if it was insurance job........... a threaad from ages ago............ so i have pipes sticking out of the wall and a pipe sticking up from the concrete floor.........and a quite big hole which has boards that look possibly rotten...........

the shower has a massive crack in the perpspex stuff which is growing over time i have glued it and taped it, and the shower floor mould thing still leaks out even tho we have diy resealed it........ and i just thought it would be best to get items the same colour to match? so when i sell it dont look yuk...

and the builder i talked to months ago said i wouldnt be able to use same gib i have to regib with that water gib stuff...........
and the hot rail is wired in........... so i need a sparky to get it out, cos me and power dont mix well.

the floor is part lino and part concrete....... and the dirt and bugs that come in thro the hole in the wall is pretty cool....lol some big hoary spiders too!


so yeah didnt want to overspend....but i dont know what im doing, and plumbers and builders cost money...

i dont have a partner to talk about these things and somethimes family and friends cant help because they dont live with it, and know what we want or need..... so im asking.

then I think 10k will get you a nice modest bathroom,get it all done at once. Not sure if your original 5k would be enough anyway. After all a bathroom is one of the most used rooms in the house used by everyone. Nothing wrong with wanting it too look nice

848583 2010-01-14 15:02:00 I guess the bank is worried you'll put yourself under too much pressure with increased mortgage payments. You have good equity but that's irrelevant if you can't pay the monthly mortgage instalments. No bank wants to help you into a position where you can't pay.

On the other hand if the mortgage is up for renewal than I'd have thought your interest rate would drop which would compensate for the $10,000 increase. It sounds like the bathroom needs the repairs.

I congratulate you on putting your children first. In the long run thats the right decision. :D

848585 2010-01-14 17:58:00 When i talked to the bank i got them to discuss interest rates and payment details for when the new price would kick in . . . . . . . . . . . . and they would be about $50 cheaper a fortnight than i pay now, and i asked if i could keep payments the same so i can pay off faster, she said yes . . . . . .

so i can either flag the idea of added 10 grand, and save $50 a fortnight and put eslewhere or leave it and pay it off faster, or borrow $10 grand and pay off the $50 more and still pay off faster?:illogical

the thing i dont get is, the bathroom is nakkered right now, and is in no way going to be of help if i want to sell the house, or the bank, so it seems logical to fix it, and benefit from the added spenditure to keep house at current valuation?

it all just seems difficult to reach the goal i want at the moment . . . . . . . i think maybe i need to just slow down . . . lol and go with the flow a bit more . . . .
