851477 2010-01-24 22:04:00 Hiya, some years away still but I have been looking at the Property Press . I have also done some spreadsheet work and with www . sorted . org . nz

I am in Welly, it appears the affordable houses after you blacklist some areas, are maybe Whitby, Waikanae right out of Wellington .

Wellington city suburbs tend to about 33% more expensive be it Newlands, Jville, Miramar, Hataitai, Tawa and the posh areas of Thorndon and Roseneath . They are like from $400k for a 3 room, 2 rooms are maybe 300k with a few cottage or bungalows under $300k .

Through the maths, owning is cheaper than renting . Does one believe to get a affordable house or a ideal long term one? While the long term one may be more expensive, you lock the principle amount in the past and over time you take advantage of CPI . If one gets a cheaper house and then upgrade for their needs later, it may cost more .

Folks had the advantage . 1985 $30k house perhaps and 1995 might of been $250k . After than that the prices has been more modest, 2000 at $350k and 2005 maybe $500k . Althou there has been some years of 10% rises PA .

I have looked at the Hutt, not sure about, are those less safe? Not too knowledgeable about those.

Lived in Miramar as a kid and now in Churton Park with the folks but Churton Park is priced high. I quite like Jville it's relatively close to the CBD for work, good amenities in Jville itself and the train terminal there as well as the bus stop. I've blacklisted Porirua, Wainui - sorry Wainuitech :p

Certainly the Hutt, Wainui, Porirua, Titahi Bay are the cheaper ones...

I know it's in the Hutt, how's Fairfield?

851480 2010-01-24 22:42:00 I live in waiwhetu, nothing wrong with it. Have the police visiting the flats across the road at least 4 times a week. So its really safe with all the police presence. But seriously there are good and bad parts of any suburb including churton park jville and newlands. I have lived in all those places, and their is scum everywhere. plod (107)

Village atmosphere with good (and about too improve with the new mall) facilities, easy to get to town, Hutt or Porirua as on motorway, but has good public transport . Easy to get around on foot once you get used to hills .

Good house for about $500k although four bedrooms harder to come by .

jville/newlands started having a big clean up 15 years ago, closing down the old taverns, remodeling other ones. THe old newlands arms, the So bar in jville still have the same drinkers in them that they did 20 years ago. Must admit jville has got great amenities, probably better then they have in wanganui:lol:
I have since moved out the hutt, best move I ever made. Going too jville on a day like today reminds me why I left.

Yeah 500k would be the decent norm .
For 2 that are working and a lifetime mortgage :lol:

There are under 400k for what they call for first home buyers . Maybe a smaller 3 rooms with a single garage . Maybe work needed, not sure, not seen any yet .

Also under 300k for some areas but maybe no garage .
Could be a investment if I don't need a place to move in .

In 1985, a 30k house (if they existed for that low amount) would not be worth 500k today. 30k was probably just the section. It has really only been since the tax chages of 1999 that house prices have rocketed. This graph shows it www.rbnz.govt.nz . Before1999 they rose gradually. Becuase house rices are so out of whack with wages now, don't expect house prices to be much higher than they are now in 10 years time, especially if these tax charges and property tax come in. It is a bit of a gamble if you are banking on them rising a lot.

Wellington is one of the most expensive parts of NZ to buy a house in . Basically you are competing with government workers, who are pretty well paid, by us tax payers . The quality of the housing stock is also not particularly good .

Oh yeah . Maybe 80k in 1985 then . Worth 450k or so now .

Checked with them . 30k was a section, was still a normal number without the A, B etc designations . Was joined to the house next door but had it's own number . Maybe 350k now worth I think .
