882499 2010-05-07 06:45:00 from what I have seen from the houses I was looking at, most were selling above the RV at the end of last year, during the miniboom. There was one extreme example where a house with an RV of $350 sold for over $500. Most places were commonly selling as high as 10% above RV.

Since the start of this year though, most houses, even high spec quality ones are selling below RV.

I know agents parrot on about how the RV doesn't mean anything, but I use it as a guide. If most houses are selling below RV, then it is likely, on average, that the market price for any house will also be below RV.

So when it comes to buying your new place, I'd hesitate to even consider making an offer above the RV.

882500 2010-05-08 22:41:00 so back to this thread again.............. would it be expecting too much to get what i paid for the house? i paid under the gv, and i have replaced the hot water to infinity system, replaced a garage door, put up 10 metres of new fence and am attempting to bark all the gardens.........

repaint the bathroom and the sons room ( cos we stripped out a wardrobe and stripped some paper off already)

i know i wont make the money back i used, but i could get the same i paid or in todays world is that highly unlikely?

How long ago did you purchase? If the current RV is now double what you paid 10 years ago, then yes, you'll easily get something around or just under the RV . You'd be lucky to get anything -over- the RV now though I'd say .
