1110136 2010-06-14 11:01:00 ANZ, started at Ngatimoti Primary school with squirrel account New Zealand Post Office Savings Bank stayed with them and changed when they were bought out by ANZ.
Got POSB home loan through government home ownership account never borrowed anymore off them after reading book on Henry Ford. But still bank with them.

1110137 2010-06-14 21:45:00 when one is looking for a morgage........ there is often a vast difference in what banks will lend you ? is this correct....?
wondering if in the future should i widen my banking options a little more, and try different banks for my next morgage.............

Mortgage not morgage.

I have had several. Post Office, PSIS, ANZ, National, ASB, Kiwibank.
About the only 2 I haven't had is TSB and BNZ.

No it doesn't vary a lot really. Ignore their ads.
You get easy mortgages in boom times, like not so long ago. Now, they're a bit more strict. Back how it was before.

You need lots and lots of equity or deposit. And a large enough income to service the mortgage. Then they like you.

They hate:
Low equity/deposits
Self-employed incomes
Older applicants.

You can get a better result sometimes from a different bank if you have some of those things they aren't keen on but I tell you, it's generally a bad idea.
Never mind the mortgage, they like you to have all your banking with them and I will never, ever go to national ever again.

There are reviews on the net, the paper had one recently, TSB came out quite well, so did Kiwibank. As far as service goes. Fees and so on are another matter.

The Westpac, ANZ, National lot got negative scores. Like -23%.

Its more than just what mortgage rate you get or if they'll give you one., You have to take into account the ongoing relationship as well.

Do you want screwups? Mysterious fees? No response when you ring them about any stuffups? Go ahead then and pick on mortgage rate...

1110138 2010-06-14 22:31:00 Beetle Son went to his bank for a mortgage and was quoted a figure plus a fee, went to a Mortgage Broker and he managed to arrange a mortgage at .25% less and no fees, which bank? you guessed it, his own bank LOL (ASB) Arnie (6624)
1110139 2010-06-15 07:51:00 I suggest KiwiBank. It's great in terms of low mortgage rates and fees (generally). You get what you pay for in terms of fees, the service is not nearly as personal as the more expensive banks (such as National). But that may well be worth the savings.

My mother switched her mortgage to KiwiBank around 5-6 years ago for the lower interest rate and bank fees. She was with National before.

I'm with National but I'd be with Kiwibank if my circumstances were different (ie if I didn't have a business and didn't want the more personal service). Also National seem to be quite unwilling to lend to those on low incomes.

When my dad died in 2008, and she wanted to pay off the mortgage in cash with the life insurance money, they waived the $900 break fee, which is pretty decent.

Also Kiwibank's online banking is probably the best in the country. You can name your accounts, make international payments online, open all sorts of accounts online, save payees, etc.

and a usual hypothetical question from me as always...........

when one is looking for a morgage........ there is often a vast difference in what banks will lend you ? is this correct....? what items do they base these assumptiions on? wages, and debt? any thing else?

wondering if in the future should i widen my banking options a little more, and try different banks for my next morgage.............and no i havent sold my house, still in renovators mode big time......... the energy levels fluctuate vastly as well so .......so does the amount of renovating.:p

Main things:
Character/reliability
Budget - monthly income vs expenses (debt comes into this too as the paymetns on the debt affect your budget)
Equity (how much cash/deposit)

And probably in that order or priority too, especially in the current climate.
The reliability is things like having a good credit record, not having bounced cheques, missed loan/HP payments, being able to keep to arrangements made. If the character is good, it can often swing the balance to an approval if the other areas are marginal.

Budget, how much you have leftover after paying your bills including personal spending (Tip - make sure you can explain your budget! And make the budget realistic too.

Deposit - how much cash you have, more the better. If you have saved it yourself that's looked on more favourable that a gift from the parents or an inheritance, as it shows an ability to budget.

Int rates and fee, to be honest there's not a huge variation. Just tell the bank you are shopping around and they will sharpen the deal usually, but to get their best rate they will expect you to move all your banking to them.

Main thing is the service. National, ASB, TSB, Kiwibank all consistently rate quite high but of course there could be variations in each local branch.

Off topic, I have never had good service in Kiwibank, long queues and no privacy, I wonder how much their customer satisfaction ratings are biased because they are NZ owned, so patriotic people don't rate them lower.
