Who is deemed to be the owner & responsible for a retaining wall anyway? does it depend of what side of the property boundary it sits on ? |

There is only so much of that the market can stand. If they go up much more half the city will no longer be able to afford a house and they will stand empty. I can't see it rising too much more, there is little leeway left. |

Insurance companies are still willing to pay the outrageous rents that are pushing up the value everywhere else but that can't last either, there is already a significant drop in that. These land lords will just have to accept that they need to take less profit out of this and stop gouging the ordinary renter. From my point of view, my land lord is a nice guy (his property managers are ******s but thats another matter) and we already pay more than this place is really worth technically speaking but a "fair" price for the current market in Christchurch. I can't see it rising too much. if at all. |

| 1355117 | 2013-10-06 21:42:00 | Ok, talked to the insurance peeps, they suggested i go out and measure all the retaining walls, and fence lines, and drive way. and go back to the calculator site to check and if i have queries or a different result call them back and discuss adding these to my current doc's. as my house information does not state im on a slope, on sand, :( or that i have multiple retaining walls or a very large sleep out with large garage. it just presumes im in a normal average house on flat land no retaining walls and minimal fencing........... lol oh lucky me........ after talking to them they also said they dont need to know size of land, or anything like that..... just what i have that does not fill the "normal " label..............:( weird. so i need to wait for my other end of tape holder to wake up :p and we will start a measuring........... what a fun holiday this will turn out to be :D and Desade i have no idea if they will go up, but not all landlords are well to do landlords who can cover the cost of rising bills ( insurances) some are just plain normal not greatly $$$ peeps who do their best and have to dig their toes in at times to cover costs or lose a house ........ sadly. |

The costs are only now starting to be felt, but the rents rose almost immediately to take advantage of the supply and demand deficit. So my point is now the costs start and eat into the profiteering. We have been paying these "costs" for three years now. |

So far as I know rent around the country is fair and apparently in Auckland below the rise in house prices. The reason I suspect is many families are stretched and cannot pay more. Rent prices in Ak are insane. I honestly dont see how a young family on median wage can possibly cope. NZ (Ak ??) is fast becoming too expensive to live in . |
