Not sure of your budget but that model may be comparable with a Caldina and it has a drawbar. Quite tempted myself, so not sure why I am telling you about it! | John H (8) | ||

I will meet you down there and we can bid it up. Don't want less than 1800, would think Corolla is less? |

| 1363128 | 2013-12-20 22:54:00 | I have been looking at the TradeMe listings for Caldinas and cannot work out why they are such a low price. Do you know what the reason is? 1500cc suits us, because the only towing we would do would be a few trailer trips a year around the local area. I can see why you would want more. Have you decided to move to the Kapiti Coast after all? |

| 1363129 | 2013-12-20 23:09:00 | I have no interest where the money goes and the fact is they are over paid. Hate to say it mate but you sound like a kid who's throwing his toys out the cot just because you don't like the logic that's being presented by others. Granted we're going *way* off topic here, but I know for a fact that if you were to sell your house and $15K were to go to the real estate agent for the "sale" of it, here's the sort of breakdown (Not 100% accurate but to just give you an idea) that you can expect: 1) $5K will go to the agency, for the use of their brand name, the lead they passed on to the agent etc 2) Another $1K might to towards the rental of the space in the building that the agent uses 3) Another $1K will go to a professional photographer who's come around and photographed your home, photoshopped the images to make it look as good as possible 4) Another few hundred may go to a lawyer for various reasons 5) Another $1.5K may go to various places for advertising or printing billboards for you, listing on certain websites etc Suddenly we're left with maybe $4-5K they've actually pocketed themselves. If they're operating their own "business" that they're contracting to an Agency under, they'll again have additional overheads like a Cellphone etc that needs paying, gas, car maintenance / leasing. Drop another 33% for PAYE and suddenly after 40 hours worth of work they're not pocketing as much as you'd like to think. Yeah there's good money in it, my in-laws own half a dozen successful real estate agency branches, but it's not for a lack of hours, and when you hear the agent asking for $15K worth of commission, they pocket far less of that, than you'd like to think. Otherwise, if it was so easy, why don't you go do it and get rich instantly? Hell, why doesn't everybody? |

Theres sometimes real "Wars & red Tape" going on that the seller or purchaser dont know anything about . I've asked several times why SWMBO doesn't want o become a agent, her general responce is bugger that, not with some of the things they have to deal with, which relates to Chills comment: Otherwise, if it was so easy, why don't you go do it and get rich instantly? Hell, why doesn't everybody? after 40 hours worth of work It NOT just the two hours mentioned thats involved . Over the years shes seen many people think its easy money, some have what it takes, others dont . One sale of 1 house means nothing really . "if" something goes wrong it will can be VERY costly with private sales . |

At the beginning it was said it was a ripoff, but very conveniently "forgot" to give all details. One comment SWMBO made when reading your post was you got lucky this time, although you may have saved a few $$ not going through a agent you may have gotten more for your sale even after their take. Best of luck on your purchase where ever that is, just hope for your sake, that I assume you'll again going private since you now know all the ins and outs with expert help, that things dont go wrong. |
